The past few years have unfolded in ways none of us anticipated. Keeping this in mind, we would like to rephrase the saying "Rome wasn’t built in a day." This reflects our understanding that, given the increasing costs it can be too expensive to make all the changes you’d wish to achieve in one project.


It can certainly be accomplished through careful consultation, thoughtful design, strategic planning, and smaller project investments made over time.

We always suggest seeking guidance from professionals  to ensure that the investment in your home is enjoyed for many years to come.

Here are some helpful points for clients:


Define your priorities:

Identify what's most important to you in the project, and allocate your budget accordingly.


Research costs:

Get quotes/estimates to get a sense of the going rate for the work, not all contractors are equal so ensure when comparing one contractor to another its a match on all levels: skillset, experience, knowledge and what tools and machinery they own in house or hiring in costs will increase the price or potentially without the tools will increase the labour time.


Include contingencies:

Add a buffer to your budget for unexpected expenses or changes. Worst case you use the ‘buffer’ if a future event or circumstance which is impossible to predicted with certainty arises, best case scenario you have the ‘buffer’ available to allow the project to continue without delays or better still no future event of circumstance arise and you have the ‘buffer’ available to spend on something else when the project is finished!


Realistic expectations: 

Be realistic about what you can afford or cant afford, and don't assume you can negotiate prices down significantly once you have asked the contractor to start. If your budget does not stretch to everything you want now, work on smaller affordable projects and then over time you will get all the work done with smaller investments over a period of time.

Communicate clearly: 

Share your budget with your contractor or supplier, and ensure you understand what's included and what's not. 


Review and adjust:

Regularly review your budget and adjust as needed if you have added additional works which have added additional costs to your project.
